For a community to be considered "housing for older persons" as a 55+ community, the housing must be intended and operated for occupancy by persons 55 years of age or older and meet the following requirements:
At least 80% of the occupied units are occupied by at least one person 55 years of age or older.
The facility or community publishes and adheres to policies and procedures that demonstrate its intent to in fact be a provider of housing for older persons.
The facility or community complies with rules established by the U.S. Department of Housing and Urban Development (HUD) for verification of occupancy.
A well planned 55+ community will usually offer a host of amenities not normally found in a residential community. Swimming pools, tennis courts, gyms, golf courses, and activities designed with a specific target age group in mind, are just a few of the many benefits. In addition, many 55+ communities are close to hospitals, shopping and many have their own art and entertainment facilities. Social activities are also high up on the demand list of many 55+ members.
In short, outstanding recreational opportunities, relaxed lifestyle and a common social group with common life goals are abundant. If these items are high on your buying checklist, then a 55+ community may be the right fit for you.
However, there are some disadvantages that should also be considered. Will you be too far from family members and grandchildren? Is the age group of the community older than you would like? Are there maintenance or HOA fees? Are there amenities that you will be paying more for than what the use you will get from them? These arre all questions you must ask before you purchase.
